El Carmen is one of the detached-villa areas of L’Eliana, sitting between Montesol and Les Taules. Plots of around 600 m² on average, detached family homes and, unlike other urbanisations in the town, the town centre within walking distance.
Where El Carmen is
It occupies the strip between Montesol and Les Taules, two of the most established residential areas in the town. It shares the villa-with-plot model of both, but it is closer to the town centre.
Day to day, that matters more than it looks on a map. In El Carmen you do not depend on the car for everyday life: the centre, the market, the chemist and the town-centre schools are all within walking distance. It is the difference that usually decides families who want a plot without giving up being able to walk everywhere.
What the houses are like
Detached villas, not townhouses or semi-detached. The average plot is around 600 m², which is a comfortable size to run: room for a pool, a porch and a garden without the upkeep becoming a second job, as happens on plots above 1,000 m².
The original construction in the area dates from around 1970, so these are houses with half a century behind them. In practice that splits the El Carmen market in two: those already renovated and those still waiting for it. And that difference weighs far more on the final price than a few built square metres either way. When we value here, the first thing we look at is which of the two groups the property belongs to.
How it differs from Montesol and Les Taules
All three are villa areas and, to someone from outside, they can look the same. They are not.
Les Taules is the most exclusive in the town, with plots of over 1,000 m². A different product and a different price.
Montesol is in the upper part of town and has its own metro halt, which makes it very convenient for anyone commuting into Valencia by public transport.
El Carmen sits in between: the same type of home as Montesol, a more manageable plot, and the town centre on foot. It tends to be the choice of buyers who want a detached villa but do not want to live cut off from the centre.
Who it suits
It works particularly well for families with school-age children, who value being able to walk to school or into the centre without taking the car, and for anyone looking for a first villa-type home without moving up to a large plot and its upkeep.
It suits you less if what you are after is seclusion and a lot of land: for that, in L’Eliana, the reference is Les Taules.
What a valuation in El Carmen looks at
In a villa-with-plot area the price is not set by the built area, and even less by the price per square metre published on the portals. What counts is the plot, the orientation, the real condition of the house, whether it has been renovated or is still pending, and above all what has actually closed in the surrounding streets over recent months.
That is why we always value after visiting the property. Without seeing it there is no honest way to give a price, and quoting an inflated figure over the phone to win the instruction is the fastest way to leave a house sitting on the portals for six months.
